Tile to Metal Roof Conversion by What's on the Roof Now

Concrete S-Tile to Standing Seam
On an S-tile roof, the tiles, their mortar or adhesive and the old underlayment all come off before anything new goes down. What you get back is weight off the framing. One panel maker's figures put clay or concrete tile at 5.5 to 10 pounds per square foot, and steel standing seam at about 85 to 120 pounds per 100 square feet. The tear-off is also the first look at the deck in years, and any soft boards get replaced then. Standing seam suits the long, plain slopes of a hip roof.

Flat Tile to Stone-Coated Steel
Owners who like the tile look, or whose association wants it kept, can trade flat concrete tile for stone-coated steel in a matching profile. It still means a full tear-off. One stone-coated profile comes in near 141 lb per square, and battened systems need at least a 3:12 pitch. Mortar-set tile is allowed down to 2:12 in the hurricane zone, so ask for the pitch to be measured before you pick a profile.

Asphalt Shingle to Metal
Shingle-to-metal is the lighter job. Asphalt shingles weigh 2 to 3.5 pounds per square foot, and they cost the least to strip. Fixr puts a whole-roof tear-off at $1,000 to $7,400, with slate and clay toward the top and shingles at the bottom. After the tear-off, the deck is checked and renailed, and the underlayment and metal go on as on any new metal roof.

Metal Over Shingles: the Tear-Off Question
Broward's hurricane-zone code gives one named route for metal over an old roof. Metal shingles may recover a single layer of asphalt shingles, provided the deck is solid sheathing, the existing roof meets code, and the whole metal shingle system goes on as its approval describes. Nothing similar is written for metal panels, so a panel overlay would have to be allowed by that panel's own approval. Ask to see where it says so.
A recover also leaves the deck hidden. A tear-off lets the deck be seen and renailed, so get that quote too and compare the two.

Tile-to-Metal Transitions on Mixed Roofs
Some houses convert one section, such as a porch or an addition, and leave the tile elsewhere. The joint between the two is a likely leak point. The code requires every intersection on a metal roof to be flashed in metal. That flashing must be at least 26-gauge G-90 or stainless steel, 0.025-inch aluminum, or 16-ounce copper. Converting only part of an older roof can also run into the 25% rule.
