Metal Roof Repair by What Failed

Backed-Out Screws and Worn Washers
Metal grows and shrinks with every hot afternoon and cool night, and that movement slowly works screws loose. The rubber washers also age in the sun. Undamaged fasteners can be backed out, reset and sealed. Worn ones get replaced, usually with a screw one size larger so it bites fresh metal in the old hole. Typical numbers:
| Fastener item | Typical figure |
|---|---|
| Resetting backed-out fasteners | About $100 to $600 |
| Replacing screws | About $150 to $1,000 |
| Replacement size | A #14 screw becomes a #17, for example |
| Screw age | Past 20 years, a fastener maker treats them as on borrowed time |
Driving a screw too hard is its own problem: the washer bulges out and lets water in.

Rust and Corrosion Spots
Small pits are the first sign of corrosion, and catching them early keeps the repair small. A minor spot is sanded, primed and painted. A panel rusted through has to come out. Expect about $300 to $3,000 depending on how far it has spread. A whole roof that is rusting evenly is a candidate for coating or repainting rather than spot work.

Dented or Punctured Panel Replacement
A falling limb can dent or puncture a panel, and a puncture lets water straight in. Small holes can be patched. A badly dented or split panel is replaced with one of the same profile, and in Broward the replacement has to be a product-approved component. Typical costs:
| Repair | Typical cost |
|---|---|
| Patching holes | About $200 to $1,000 |
| Dent repair | About $300 to $1,200 |
| Replacement panels | About $3 to $14 a square foot |

Failed Lap Sealant and Butyl Tape
Where two pieces of metal overlap, water can wick between them, uphill if the gap is tight enough. The seal in that lap is what stops it. Roofers use non-curing caulk in panel laps, butyl tape wherever metal meets metal without a fastener pinning it, and silicone at seams because it bonds to metal and flexes as the panels move. Resealing seams runs about $250 to $1,100.

Loose Clips and Oil-Canned Panels
Strong wind can loosen seams and fasteners, and on standing seam the fasteners are the clips hidden under the seams. A roofer can reseat or add clips at the spacing your approval sets. Oil canning is different: it's the waviness you see in the flat part of a panel. Guides treat it as cosmetic, and the only real fix is replacing the affected panels at about $500 to $3,000. Prevention starts at install, with a thicker gauge, a striated panel and a flat deck.

Metal Roof Repair Limits: the 25% Rule, Parts and Permits
Repairs in Pompano Beach are governed by the hurricane-zone (HVHZ) chapter of the Florida Building Code. Before agreeing to a repair, check where it stands on these points:
The 25% rule
Section 1521.4 limits repair, replacement or recover work to 25% of a roof or roof section in any 12-month period. Go past that, and the whole roof or section has to be brought to the current code. The 2007-code exception
If the roof was built, repaired or replaced to the 2007 Florida Building Code or a later edition, only the repaired portion must meet today's code. This comes from Florida Statute 553.844(5), added in 2022, and a city or county can't amend it.Approved parts only
Section 1521.2 says repairs must use roofing components that hold a product approval. A screw, panel or sealant off a store shelf may not qualify.A permit even for small jobs
The HVHZ permit rule covers repair and maintenance too. The replacement page walks through the permit and inspections.A licensed roofer
HVHZ roofing must be done by a contractor licensed for roofing. Florida issues a state Certified Roofing Contractor license, and you can look up any license number on myfloridalicense.com.
Metal Roof Maintenance After a Repair
Most of the repairs above start small, and a regular look keeps them that way. HomeGuide's maintenance schedule for metal roofs:
Every 12 to 18 months ($75 to $400)
Wash off dirt and mildew, clear gutters, cut back branches touching the roof, and touch up scratches with a paint pen.Every 1 to 2 years ($225 to $1,200)
Tighten or replace fasteners, reseal loose seams and panel joints, and check every penetration for punctures and dents. After a hard storm
A fastener maker recommends an inspection twice a year and after any extreme weather.
A metal roof inspection visit covers the same ground and adds the paperwork insurers ask for.
