Metal Roof Storm Damage Repair by Type of Damage
Cost guides note that hail usually leaves only cosmetic dents on a metal roof, while strong wind loosens seams and fasteners. Storm repairs on metal sort into five jobs.

Peeled Eave and Rake Trim
Edge trim along the eaves and gable rakes is open to the wind from below. Once a length of it lifts, gusts can work at the next fastener and at the panel ends underneath. Broward's code wants the eaves to give edge metal a firm nailable base, and perimeter edge metal has to be fastened with the fasteners named in the roof system's product approval. Edge metal is cheap next to what it protects: cost guides put drip edge repair at about $250 to $1,500.

Lifted or Missing Panels
A panel that has lifted at its seam, or come off, leaves the underlayment as the only thing keeping water out. Replacement panels run about $3 to $14 per square foot in cost guides. Older or discontinued panels can be hard to match in profile and color, so ask the roofer to check the profile before ordering. If the damage covers a large share of one roof section, the repair may run into Florida's 25% rule, which metal roof repair explains.

Debris Dents and Punctures
Flying branches, roof tiles from a neighbor's house and patio furniture can dent or punch through metal. A shallow dent is cosmetic. A deep dent or a split can let water in at the crease, and cost guides put patching holes and gaps at about $200 to $900. A product rated UL 2218 Class 4 passed a lab impact test with a 2-inch steel ball, but the rating isn't proof against every impact.

Emergency Dry-In on a Metal Roof
The first visit after a storm is about stopping water. On a metal roof that can mean refastening a loose panel, closing a seam or tarping an open area until panels arrive.
| Dry-in item | Typical figure |
|---|---|
| Standard tarping | $0.70 to $2.00 per square foot |
| After-hours tarping | $1.00 to $2.80 per square foot, sometimes with a $100 to $200 call-out fee |
| Temporary tarp life | About 60 to 90 days |
Ask how the tarp will be held down, and whether it adds holes in panels that weren't damaged.

Photos and Paperwork for the Claim
Before any cleanup, photograph each slope, the edges and the attic, with a tape measure in the frame for dents and gaps, and keep the bent trim. Ask the roofer for a line-by-line written estimate and the product approval for any replacement panels, so the adjuster can see the repair matches the existing system.

Florida Rules for Metal Roof Storm Damage Claims
A few Florida laws shape every storm claim on a home:
Notice deadline
Under Fla. Stat. 627.70132, a new or reopened claim needs notice within 1 year of the date of loss. A supplemental claim, for damage found later from the same storm, has 18 months. For hurricanes, the date of loss is the landfall date.Hurricane deductible
Under Fla. Stat. 627.701, a policy with a separate hurricane deductible has to say so on its face, and that deductible applies on an annual basis to all hurricane losses in the calendar year with the same insurer. No deductible deals
Fla. Stat. 489.147 bars a contractor from offering a deductible waiver, cash or a gift in exchange for a roof inspection or claim, and from interpreting your policy without a public adjuster license.
Report the claim to your insurer yourself, and keep the claim number with your photos.
Metal Roof Checks Around Hurricane Season
The Atlantic hurricane season runs from June 1 to November 30. Loose trim and backed-out screws are easier to fix in May than after the first storm, and a pre-season report records the roof's condition if you have to claim later. Metal roof inspection covers that visit.
See metal roof leak repair if the storm left a slow leak at a wall, pipe or skylight rather than visible damage.
