Pompano Metal Roofing: Standing Seam, 5V Crimp & Stone-Coated Steel Roof Installation

Pompano Metal Roofing sends each Pompano Beach request to one independent roofer for standing seam, 5V crimp, stone-coated steel and aluminum roofs. Florida cost guides put a full metal roof at roughly $6,300 to $38,000. Standing seam usually prices at $8 to $16 a square foot installed, and exposed-fastener 5V at $5 to $12.

The panels themselves often go on in two to five working days. Permit review and three code inspections add time on either side. Under Florida law, a roofer who collects more than 10% up front must apply for the permit within 30 days.

Metal Roof Installation and Replacement in Pompano Beach

The typical home in Pompano Beach dates from 1976, and about 85% of the city's housing was built before 2000. Most of those roofs have been replaced at least once already. Every Broward County roof falls under the High-Velocity Hurricane Zone (HVHZ) rules of the Florida Building Code, so each system below has to carry a product approval for the whole assembly before it can be permitted.

Standing Seam Metal Roofs

Standing seam is the panel most homeowners picture when they ask for "a metal roof". Long flat pans run from ridge to eave and lock together at raised seams, and the clips that hold them down sit inside those seams, out of the weather. In the HVHZ the steel has to be at least 26 gauge with G-90 coating and aluminum at least 0.025 inch. Seams are either snapped together or mechanically folded with a seaming tool, and the approval document for the system says which one your roof needs.

Price is the main drawback. Cost guides put standing seam at $8 to $16 a square foot installed for steel and $10 to $17 for aluminum. On a 2,000 sq ft roof, that is about $16,000 to $34,000 before any deck repair.

See standing seam metal roofs in Pompano Beach for gauges, seam types and finishes, or metal roof installation for how a new roof goes on from deck to final inspection.

5V Crimp Metal Roofing

5V crimp is the old Florida panel. It has two small V-shaped ribs per sheet and is screwed straight through the face into the deck. It's the classic roof on older Florida cottages and porches. Because every screw goes through the panel, 5V costs less than standing seam: guides give $5 to $12 a square foot for exposed-fastener roofs, and Angi puts them 30% to 50% below hidden-fastener systems.

The trade-off is upkeep. The screw washers dry out in the sun over the years and need checking, and a 5V roof that misses that work starts leaking at its fasteners.

See 5V crimp metal roofing for screw patterns, finishes and what upkeep to expect.

Aluminum Roofs for Salt-Air Homes

Pompano Beach has a lot of salt water: the Atlantic on one side and the Intracoastal and its canals running through the east half of town. Near salt water, aluminum is the safer metal. Galvalume steel is cheaper and stiffer, but salt spray attacks its coating, and manufacturers write that into their warranties. McElroy voids its paint warranty on Galvalume installed 1,500 feet or less from salt water. Englert offers no Galvalume warranty within half a mile of the coast and shortens its aluminum coverage there too.

Before you sign, ask which warranty applies at your address and have the distance written on the quote. The fasteners have to match the system too. The product approval names them. Where it doesn't, the code accepts stainless on any metal roof and calls for aluminum fasteners on aluminum roofs over aluminum supports.

See aluminum roofing in Pompano Beach for mill versus painted finishes and fastener choices near the water.

Stone-Coated Steel Roofing

Stone-coated steel is pressed into the shape of barrel tile, shake or shingle and coated in a layer of mineral granules. It suits an owner who likes how a tile roof looks but wants a lighter covering, or whose HOA wants that look kept. HomeGuide lists it at about $7 to $13 a square foot installed. It has more joints than standing seam, and those joints need care around valleys and walls.

See stone-coated steel roofing to compare the tile, shake and flat profiles.

Metal Shingles

Metal shingles are small interlocking steel or aluminum pieces stamped to look like shake, slate or asphalt shingle. They usually cost less than standing seam, about $6 to $14 a square foot on HomeGuide's figures, and they are the one metal product the HVHZ code allows over a single existing layer of asphalt shingles on a solid deck. A tear-off still has one advantage: the deck can be checked and renailed.

See metal shingles for the slate, shake and asphalt looks.

Tile-to-Metal and Shingle-to-Metal Conversions

Plenty of metal roofs replace a tired concrete tile or shingle roof. That conversion is a full reroof. The old roof comes off, the plywood deck is inspected and renailed to current code, a new underlayment is installed and inspected, and only then do the panels go on. Tear-off by itself runs about $1 to $3 a square foot on guide figures, and replacing rotten sheathing about $2 to $5 a square foot. Leaving either off the quote is how a "cheap" metal roof gets expensive halfway through.

See tile-to-metal roof conversion for the tear-off and transition details, and metal roof replacement when the old roof is already metal.

Metal Roof Repair and Leak Repair

Most metal roof leaks start at the same few places: failed screw washers, loose or rusted fasteners, open lap seams, and flashing around walls, pipes and skylights. Typical repairs run $300 to $1,500. Re-screwing a roof costs about $150 to $1,000 and resealing seams $250 to $1,100. Because the HVHZ code limits a repair to 25% of the roof in 12 months, a big repair on an older roof can turn into a replacement. That rule is narrower now for roofs built to the 2007 code or later (see the things-to-know section below).

See metal roof repair for fasteners, clips and panels, or metal roof leak repair if water is already getting in.

Metal Roof Coatings and Repainting

An older metal roof that is sound but chalky or lightly rusted can often be cleaned, primed and coated instead of replaced. Guides put coatings at about $0.50 to $4 a square foot. Coating won't fix rusted-through panels or a bad deck, so a roofer should check both before quoting it.

See metal roof coating and painting for coating types, and metal roof cleaning when the panels only need washing.

Copper Accent Roofs

Copper rarely covers a whole house here. It shows up on bay windows, entry towers, porch roofs and cupolas, often beside a tile or white metal main roof. It costs $1,300 to $3,000 per 100 square feet installed on HomeGuide's figures, so most owners keep it to the small, visible pieces. In the HVHZ, copper flashing and trim have to be at least 16-ounce material.

See copper roofing in Pompano Beach for bay windows, porticos and cupolas.

Metal Roof Inspections

A metal roof inspection is worth booking before you buy a house, after a named storm, and before an insurance renewal. The roofer walks the panels, checks fasteners, seams, flashing and sealant, and looks for loose clips or panels that have slid. For insurance, a separate wind mitigation inspection on the state form records the roof covering's product approval, the deck nailing and the roof-to-wall connections.

See metal roof inspection for what each kind of inspection checks and what the paperwork is for.

Commercial and Multifamily Metal Roofing

Pompano Beach has warehouses and light-industrial buildings inland and condo towers on the beach. Commercial metal work follows the same HVHZ approvals as homes, but the jobs are larger and the slopes lower.

Warehouse and Industrial Buildings

Low-slope standing seam and through-fastened panels over steel purlins, often with a retrofit framing system over an old built-up or metal roof.

See commercial metal roofing for retrofit systems and building types.

Condo and HOA Buildings

Phased reroofs, board approvals, owner notices and access plans for occupied buildings, priced building by building.

See condo and HOA metal roofing for board approvals and phased work.

Storefronts and Restaurants

Mansards, canopies and visible roof faces where color and trim lines matter as much as the panels, plus kitchen exhaust curbs that need careful flashing.

Marina and Waterfront Buildings

Boat storage, dock houses and waterfront offices, where aluminum panels and stainless fasteners usually make sense because of the salt spray.

Specialty Metal Roof Work

Storm Damage Repair and Dry-In

After a hurricane or a squall line, the first job is keeping water out: securing loose panels, temporary dry-in over open deck, and photos for the claim before anything is thrown away.

See metal roof storm damage repair for the first steps after a storm.

Patio, Carport and Screen-Room Roofs

Aluminum and steel roofs over patios, carports and screen enclosures. They need their own permit and their own wind-load design.

Metal Roof Cost in Pompano Beach

A metal roof on a Pompano Beach home usually lands somewhere between about $6,300 and $38,000, the span the Florida cost guides give. Panel type and roof size set most of the price; tear-off, deck repair and the permit set the rest.

Typical installed prices from national and Florida guides, per square foot:

Roof type Installed price per sq ft
5V crimp and other exposed-fastener panels $5 to $12
Metal shingles $6 to $14
Stone-coated steel $7 to $13
Standing seam, steel $8 to $16
Standing seam, aluminum $10 to $17
Copper $13 to $30

What moves a quote up or down:

  • Tear-off and deck

Removing an old roof adds about $1 to $3 a square foot. Replacing soft sheathing adds about $2 to $5 a square foot where it's needed.
  • Roof shape

Hips, valleys, dormers and skylights all mean more cutting and trim than a simple gable.
  • Metal and gauge

Aluminum costs more than steel. Thicker panels cost more than the 26-gauge minimum.
  • Permit and inspections

Florida permit fees for a reroof typically run $255 to $500.
  • Repairs instead

A leak or fastener repair usually costs $300 to $1,500, so check whether repair is enough before pricing a whole roof.

Ask for the price in writing with tear-off, underlayment, deck repair and permit listed as separate lines.

Things to Know Before a Metal Roof Goes On in Pompano Beach

Product Approval Covers the Whole System

In Broward, every roofing component needs a current Florida product approval or Miami-Dade Notice of Acceptance (NOA), tested for the high-velocity zone. For metal, the approval covers the panel, the clips or screws, their spacing and the underlayment as one system. Ask for the approval number on the quote. If a roofer swaps one part for another, the approval no longer covers the roof. The code is built for wind: Broward's design wind speed for a home is 170 mph.

Salt Air Decides the Metal

Within a half mile or so of salt water, check the panel maker's warranty terms before choosing steel. Aluminum with stainless fasteners is the usual answer on the barrier island and along the canals.

Your Insurance and the Wind Mitigation Form

Florida's wind mitigation form, revised in April 2026, records the roof covering, deck attachment, roof-to-wall connection and secondary water resistance. A new roof is a good time to improve the last three, because the deck is open. The state's My Safe Florida Home program has offered free inspections and matching grants of up to $10,000 for some of this work, subject to funding and approval before work starts. Florida law also stops an insurer from refusing a policy only because a roof is under 15 years old.

Permits, Inspections and the Deposit Rule

The City of Pompano Beach reviews permits electronically. In the HVHZ, a metal roof is inspected during the underlayment, during panel installation and at the end. For contracts over $5,000, a Notice of Commencement has to be filed before the first inspection. Florida Statute 489.126 says a roofer who takes more than 10% as a deposit must apply for the permit within 30 days and start within 90 days of issue. Check the roofer's license at myfloridalicense.com before paying anything.

The 25% Repair Rule

The code caps repairs at 25% of a roof in any 12 months before the whole roof must meet current code. Since 2022, a Florida statute exempts roofs that were built or replaced under the 2007 code or later: on those, only the repaired part has to meet today's code.

How a Metal Reroof Usually Runs

  1. STEP 01

    Roof inspection and written quote

A roofer measures the roof, checks the deck from the attic where possible, and writes up the system, the product approval, and line prices for tear-off and deck repair.

  2. STEP 02

    Panel, color and permit

You choose the panel and color (and get HOA sign-off if your community needs it). The roofer then files the permit and the Notice of Commencement.

  3. STEP 03

    Tear-off and deck renailing

The old roof comes off down to the deck, any rotten sheathing is replaced, and the deck is renailed to the current HVHZ pattern.

  4. STEP 04

    Underlayment and dry-in inspection

The underlayment goes on and the city inspects it before panels cover it.

  5. STEP 05

    Panels, trim and flashing

Panels, clips, ridge, valley and wall flashing go on to the approved spacing. Expect the roofer to call for an in-progress inspection during this stage.

  6. STEP 06

    Final inspection and paperwork

After the final inspection passes, ask for the permit card, the product approval and the manufacturer warranty registration. Your insurer and any future buyer will want them.

Frequently asked questions

What does a metal roof cost in Pompano Beach?

No guide surveys Pompano Beach alone, but the Florida figures are close together: HomeGuide gives $7,100 to $38,000 for a metal roof in Florida and HomeAdvisor $6,300 to $28,000, with an average near $15,200. Roof size, panel type, tear-off and deck repair account for most of the spread.

Is a metal roof worth it in South Florida?

It often is for an owner who plans to stay. Guides give metal 40 to 70 years or more against 15 to 30 for asphalt shingles, and a light-colored metal roof reflects heat that would otherwise load the attic. The trade-off is a higher price up front than shingles.

Can a metal roof go over my old shingles in Pompano Beach?

Only in a narrow case. Broward's High-Velocity Hurricane Zone code names metal shingles as able to recover a single layer of asphalt shingles on a solid deck, and it bars recovering over tile. For panels, ask the roofer what their product approval allows, and get tear-off and deck repair priced as separate lines.

Will a metal roof lower my homeowners insurance in Florida?

It can help. The Florida wind mitigation form (OIR-B1-1802) credits a roof covering with Florida or Miami-Dade product approval, plus roof deck attachment, roof-to-wall connections and a sealed secondary water barrier. The discount itself is set by your insurer, so ask your agent which items they credit before you choose a system.

Is aluminum or steel better near the beach?

Aluminum, in most cases. It doesn't rust the way steel does, and some manufacturers void the paint warranty on Galvalume steel installed within 1,500 feet of salt water or refuse it within half a mile. Steel costs less and dents less, so it suits homes further inland.

What is the biggest problem with metal roofs in Florida?

On exposed-fastener roofs it's the screws. The rubber washers age in the sun and the fasteners can rust, which lets water in at hundreds of points. Standing seam hides its clips under the seams and avoids that. On any metal roof, poorly sealed flashing at walls, vents and skylights is the other common leak.

Do I need a permit for a metal roof in Pompano Beach?

Yes. The HVHZ section of the Florida Building Code requires a permit for any roofing installation, repair or maintenance, signed by a licensed roofing contractor. The City of Pompano Beach takes permits electronically and inspects Monday through Thursday.

What color metal roof is most popular in South Florida?

White and light silver are common because they reflect the most sun. Florida Solar Energy Center research found reflective roofs cut cooling energy by roughly 18% to 26%. Gray, charcoal and bronze sell well too. Check your HOA's color list first.
