Metal Roof Inspection Types for Insurance, Sales and Upkeep
A metal roof inspection is usually booked for one of four reasons, and each produces a different piece of paper. Ask your insurer or lender which one they want before the visit.

Wind Mitigation Inspection
This inspection fills in Florida's uniform form, OIR-B1-1802, which insurers use to apply wind credits. Much of it is checked from the attic, not from the panels: deck nailing, truss straps and whether the deck seams are sealed. Cost guides put it at about $75 to $175, and Angi's average is about $100.

4-Point and Roof Certification for Insurers
A 4-point inspection covers the roof, electrical, plumbing and HVAC, and insurers often ask for one on older homes. A roof certification is a narrower letter on the roof's condition and remaining life. Cost guides say the roof must be leak-free with 2 to 5 years of useful life left to certify.
| Inspection | Cost and time |
|---|---|
| 4-point | $75 to $175, about 45 to 90 minutes |
| Roof certification | $75 to $200, about 30 minutes to 1 hour on the roof |

Pre-Purchase Metal Roof Check
A general home inspection, about $250 to $400, takes only a limited look at the roof. A separate roof inspection before you buy tells you which panel and fastener system you're getting, whether it has a product approval number on file, and how much rust or sealant work is due. Ask the sellers for the permit history too.
| Extra check | Typical cost |
|---|---|
| Drone inspection | About $100 to $450 |
| Infrared moisture scan | About $400 to $600 |

Yearly Maintenance Inspection
A yearly visit catches loose fasteners, open seams, dried sealant and dents from fallen limbs while they're small. Cost guides list a surface clean and check at about $75 to $400 every 12 to 18 months, and a structural check at about $225 to $1,200 every 1 to 2 years. When fasteners turn up loose, the re-screw schedule on metal roof repair explains what comes next.

Metal Roof Items on Florida's Wind Mitigation Form
Revision 04/26 of the form has been required for inspections since April 1, 2026. For a metal roof, these are the questions that move a premium:
Roof covering
Answer A needs every covering on the house to meet the code with a Florida or Miami-Dade product approval that was current when it went on. A metal roof without an approval number on file can fall to answer C or D.Roof deck attachment
The weakest nailing of the 7/16-inch or thicker plywood or OSB deck, which an inspector checks from the attic.Roof-to-wall attachment
Toe nails, clips, single wraps or double wraps, from weakest to strongest.Roof geometry
A hip roof qualifies when other roof shapes make up no more than 10% of the total roof perimeter.Secondary water resistance
A sealed deck, such as a 3.75-inch strip of self-adhered membrane over the deck seams. Standard underlayment or hot-mopped felt doesn't count.
Only certain licenses can sign the form: a home inspector with hurricane mitigation training, a certified building code inspector, a general, building or residential contractor, an engineer or an architect, or someone the insurer accepts. A roofing contractor's license is not on that list, so ask who will sign before you book.
Insurer Roof-Age Rules and My Safe Florida Home
Florida Statute 627.7011 stops an insurer from refusing or non-renewing a homeowners policy only because the roof is less than 15 years old. Once a roof is 15 or older, the owner can have it inspected, and if the inspection shows at least 5 more years of useful life, the insurer can't refuse on age alone. Citizens' 2023 roof rule set its documentation trigger for metal and other hard roofs at 50 years, compared with 25 for shingles. That bulletin is historical, so check the current Citizens manual.
The state's My Safe Florida Home program starts with a free wind mitigation inspection. Homesteaded houses insured for $700,000 or less can then apply for help with deck nailing, roof-to-wall connections and a sealed deck: $2 from the state per $1 you spend, up to $10,000, or up to $10,000 with no match for low-income owners. Approval has to come before work starts, and funding depends on the Legislature.
